Garage Door Maintenance Checklist for Arizona Homes

Arizona is hard on garage doors. Summer heat dries out lubricant, monsoon dust packs into rollers and tracks, and the door often works twice as hard as a front door. This checklist takes about 30 minutes twice a year.

Every spring and fall

  1. Watch and listen. Run the door up and down. It should move smoothly and quietly. Jerking, scraping or a crooked travel means a cable, roller or track issue.
  2. Test the balance. Pull the red release cord with the door closed and lift the door by hand to waist height. A balanced door stays put. A door that slams or races up has spring tension problems and needs garage door spring repair.
  3. Inspect springs and cables. Look for gaps in torsion spring coils, rust, and frayed strands on the lift cables near the bottom brackets. Do not touch either; call for cable repair if you see damage.
  4. Tighten hardware. Hinges, track brackets and the opener rail bolts loosen with vibration.
  5. Lubricate. Silicone spray on rollers, hinges, springs and the opener chain or screw. Never lubricate the track.
  6. Check the weather seal. Bottom rubber cracks in the heat and lets scorpions, dust and rain in. Replacement is inexpensive.
  7. Test the safety reversal. Place a 2x4 flat under the door and close it. The door must reverse on contact. Then wave a broom through the photo-eye beam while closing; it must reverse. If either test fails, stop using the door and book opener repair.
  8. Clean the photo-eyes and tracks. Dust on the sensor lenses is the number one cause of doors that refuse to close in Arizona.

Once a year: professional tune-up

A technician measures spring tension, resets opener force and travel limits, replaces worn rollers and checks drums and bearings. Our garage door tune-up is available in every city we serve.
